Using the MLS in Austin, I made a rare find in Shady Hollow a few months back. Thought I’d share it with you, in case you’re looking for a deal on homes in Austin, especially southwest Austin. This home was originally listed at $177,300 and a true bargain for this neighborhood. Houses this size in this section of Shady Hollow have been selling in the last six months for approximately $119 per square foot, but this one was listed for only $92.54 per square foot.  With some updating, it could easily be worth $50,000 more than its list price.

The thing about homes that are 15 or more years old is that if they haven’t already been remodeled/updated, it could cost some bucks to complete the needed work.  However, because they are in established neighborhoods (usually with good schools, treed lots, and near good shopping), once the remodel is completed, the home can significantly increase in value.  The trick is to find the right deal–not every home is the right kind of deal.  Home values in Shady Hollow have remained relatively stable since 2008, and the property tax rate is one of the lowest in the greater Austin area. These are just two of several factors that create a perfect investment deal.  In case you’re not familiar with Shady Hollow, most homes here were built in the mid 80′s to late 90′s.
